REAL ESTATE ACTIVITY FOR LAST YEAR
The Fraser Valley Real Estate market in 2002
proved to be an exceptional year with sales volumes not seen in 9
years. There were 16,106 sales for 2002 an increase of 19 per cent
from 2001. All indications are that this trend will continue for
2003. But in keeping with tradition, market activity in December
was quiet. There was, however, a 12 percent increase in new
listings in December compared to last year. However, by years end,
there were only 4,602 total active listings on the Fraser Valley
MLS, a decrease of 26 percent compared to 2001. We haven’t seen
inventory levels this low since the late 1980s.
Then with our current low interest rates and an active demand for
properties the current trend is turning into a Sellers market.
Single family detached homes averaged $271,464, an increase of 8 %
from last year. Townhouses averaged $184,780, up 7.8 percent, and
condos averaged $112,317, up 9.7 percent. Despite this overall
increase in average price, nearly half of all detached homes in
the Fraser Valley sold for less than $225,000 in 2002.

Well, we are into a new year. Hope everyone
had a wonderful Holiday Season! I just want to say thank you to

and of course to those who listed with me. Yes, all the numbers
are in place for a very active real estate market in 2003.
